They work exclusively in your interest and know everything about price developments, bidding strategies, structural condition, planning developments, obstructive provisions and other legal issues. With their purchase assistance, you can be sure that the purchase of your new home will be completed professionally.

The role of our buying agent
When you agree to our buying mediation, we get to work for you. Your buying agent:
- Conducts negotiations and records the agreements made
- Supplies the necessary data for the preliminary deed of sale and checks it
- Organizes and supervises the signing of the deed of sale and provides explanations
- Monitors the resolutive conditions
- Organizes and supervises a possible building inspection
- Fixes the time and date with the notary and makes all the arrangements
- Checks the deed of delivery and the bill of settlement
- Is present at the final inspection, takes meter readings and assists with connecting utilities
- Is present at the transfer notary
Onze werkzaamheden
During the buying mediation, you can expect the following work. The agent will:
- Engage a licensed mortgage broker who will go over your options and associated monthly expenses with you free of charge and without obligation
- Matching various websites with your search profile with homes that match your housing needs on a daily basis
- Informing colleagues whether they have or will have properties available that match your housing needs
- Making appointments for viewings and planning these as much as possible at times that are convenient for you
- Viewing houses together with you
- Advise you on the price/quality ratio, the marketability and other additional matters Find out whether any easements, chain clauses or other provisions affecting the value are present and relevant.
- Find out whether there is any possibly contaminated land, planning developments or conflicts with zoning plans
- Making a comprehensive market analysis
- Starting an architectural inspection, so you will not be confronted with unpleasant surprises and high costs afterwards
- Conducting the negotiations. Here not only the final purchase price is important, but also the completion date and takeover of movable property are of importance.
- Ensuring that all agreed items are correctly included in the deed of sale
- Keeping an eye on your financing, without missing the deadline
- Providing the valuation you need to obtain financing
- Check whether the compulsory energy label is present
Before you become the legal owner of your new home, we will inspect the property with you to make sure that everything agreed in the sales contract has been fulfilled by the seller. Then we will go to the notary together, where you will officially become the owner of your new home and where you will also receive the keys.
Checking selling party
The buying agent ensures that the items listed below are provided by the selling party to the extent possible:
- Leasehold Conditions
- Proof of ownership
- List of movable property
- VVE data (legal and financial)
- Information form/questionnaire
- Zoning plan
- Cadastral extract and map
- Soil data
- Drawings of the property
Cost of buying mediation
If a transaction occurs:
- We charge a commission including VAT
- The commission will be settled by your notary upon execution of the deed of transfer
- The commission is on the basis of No Cure, No Pay. Except for the start-up costs.
- In order to work optimally for you, it is necessary that all contacts go through us. We agree that you will not bring about an agreement or conduct any negotiations without us. If, contrary to the provisions here, an agreement is reached, the purchase broker is entitled to commission.
- If during the term of this commission you decide to purchase an object that has been given for sale to your purchase broker, he/she will, in consultation with you, transfer the purchase commission to another broker in our office.
